With the many changes in legislation in recent times particularly the Tenant Fee Ban, there is growing dissatisfaction amongst Landlords using the services of agents who have a seemingly endless list of fee’s. Thomas & Rawson’s Landlord fees are not only very competitive, but they are clear and simple as there are only 4 chargeable fee’s which are a:

  • Marketing and Set Up Fee

    £360 inc VAT
  • Full Management Fee

    12% of the rent collected inc VAT. (Only 12% for new landlords)

    12% inc VAT
  • Tenancy Renewal Fee

    £120 inc VAT
  • 'Check out' Fee

    Only at the end of Tenancy.

    £120 inc VAT

Our Fully Managed Landlords also receive the benefit of our ‘Emergency Out of Hours’ Service. This service is very reassuring for our Landlords as they know that Thomas & Rawson will manage an emergency situation which a tenant discovers out of office hours. If a tenant has an emergency such as a burst water main at the weekend, in the evening or during a bank holiday most Letting Agents will not be accessible and a tenant will likely go through Yell.com to call out an Emergency Plumber who may charge an ‘Emergency Call out Rate’ with the expectation that the Landlord will pay the bill. If one of Our Managed tenants call’s the main office number at an obscure time, our phones are diverted to a Thomas & Rawson member of staff who will either handle the call immediately or deal with a message left on the voicemail (which is monitored hourly). We can then manage the emergency either using our tradesmen or tradesmen of the Landlords choosing and also keeping our Landlords up to date as and when a problem occurs.

The Marketing and Set Up Fee includes:

*All tenant credit checks, referencing and Right to Rent checks

*Tenant analysis where a tenants bank statements may be assessed and/or visiting a tenant in their existing home to establish if a tenant currently lives in a clean and tidy way.

*Preparation of all documentation including Tenancy Agreement, Prescribed Information, Right to Rent documentation etc

*Only payable after a tenant has been approved and moved in (deducted from the first month’s rent)

*All Forms of Marketing and accompanied viewings

Tenancy Renewal Fee includes:

*Rent negotiation

* Preparation of all documentation including Tenancy Agreement, Prescribed Information, copies of EICR, EPC and Gas safe Certificate etc

Full Management Fee includes:

*Rent collection

*Deposit Protection

*Regular property inspections

*Dealing with all property maintenance using either trusted local tradesmen or tradesmen chosen by the Landlord

*Monthly and Annual Consolidated Statements

‘Check out’ Fee includes:

*Overseeing smooth departure of the outgoing tenant

*’Check out’ report

*Negotiating with tenant any deductions from deposit (if required)

Other Potential Landlord Costs

As an inclusive part of the service Thomas & Rawson go to great lengths to protect the interests of our Landlords ensuring that they stay within the law and comply with the ever changing regulations.  Apart from general maintenance to ensure the property is let in a safe and habitable condition there are expenses which a Landlord should and will be subject to which are detailed below: (Thomas & Rawson do not profit from these cost’s or add a percentage, we organise and pay for them on your behalf subject to your agreement.)

    For boiler plus 1 appliance (excluding boiler service)

  • (REQUIRED BY LAW) Electrical Installation Condition Report

    Valid for 5 Years

    Required prior to marketing and lasts 10 years (excluding floor plan)

  • (STRONGLY RECOMMENDED) Inventory Charges

    Ranges between £54 to £96 depending on the size of the property
